About rising damp and how rising damp occurs

Rising damp occurs at the base of walls. It is caused by capillary suction of the fine pores or voids in masonry materials drawing water up from the soils beneath buildings.

Modern construction methods prevent rising damp and dampness rising through the installation of damp proof courses.

However many older buildings and homes were built without damp proof courses, or due to failure or bridging of the damp proof course we now find problems with rising damp at the base of walls.

In most cases where dampness occurs there will be the association of salt attack with it. Salt attack decays brick, mortar, stone and other masonry materials by soluble salts forming crystals within the pores of masonry. In rising damp the salt is carried up by the rising damp into the walls from the soils beneath the building. During dry periods the dampness evaporates from the walls the salts unable to evaporate are left behind.

Inspection and assessment of rising damp problems

Procedures of the installation of the new chemical injected damp proof course to stop rising damp.

Pro Team Group remove the skirting boards and plastering to the walls where rising damp is a problem and where the new damp proof course is to be installed. Timber skirting boards in poor condition damaged by fungal decay and rising damp will be disposed of and new skirting boards will be chosen to be installed which matches the existing skirting boards of the house. Where the skirting boards are in good condition they will be retained and reinstated once the successful rising damp treatment is completed.

Drying Periods of walls once rising damp works are completed

Once the new chemical damp proof course has been installed to the wall with rising damp problems drying of the chemical damp proof course takes approximately two weeks if reasonable temperatures and ventilation within the home or building is provided. In special circumstances the drying periods may change or take longer.

The masonry wall which had the new damp proof course installed to stop rising damp will require drying out as dampness will still be within the wall. Natural drying out of the brick wall affected by rising damp once the new chemical damp proof course has been installed depends on the retained salt content within the wall, the ventilation available within the building, the temperature and the humidity. Salt removal procedures can be applied prior to the installation of the new damp proof course.

Pro Team Group can make repairs to internal plasterwork once a the new damp proof course has been installed and the source of the moisture has been stopped.

Pro Team Group remove plaster and reinstate new plaster using a salt retardant additive once the new chemical damp proof course has dried out. Additives are added to the plaster which makes the plaster retain salts but still allows the drying of the wall. When removing the existing plaster we allow 400mm higher than the highest point of detected dampness to achieve maximum drying.

Where the brick work is not plastered  we will fill the drill holes used to inject the new chemical damp proof course with  mortar with a waterproof additive.

Subfloor ventilation and rising damp-

Poor inadequate subfloor ventilation does not allow damp soil to evaporation or to be remove from the subfloor area via cross flow ventilation which can create greater moisture stress on brickwalls, brick piers and subfloor timber framing. Controlling water evaporation in the subfloor area will help the control of rising damp. Cross flow subfloor ventilation will introduce external air into the subfloor area and push out damp, moist and stale air from the subfloor area.
